Landlords Fees

Tenant Finding Service: £450 (INCL VAT)

Includes the following:

  • Visiting the property and agreeing rent with you, the landlord.
  • Advice on safety certificates required and arrangement with relevant contractors
  • Advertising on our website, local Estate Agency office windows, rightmove.co.uk and local newspaper.
  • Accompanying interested parties over property.
  • Applying for tenant references
  • Preparing Tenancy Agreement & Prescribed Information relating to a deposit (if a deposit is held)
  • Providing Tenant with a copy of the Energy Performance Certificate.
  • Advising tenant of payment method
  • Notifying all service providers of tenants occupation date

The tenancy finding service can also incorporate the following extra costs:

  • Where a landlord requires an Inventory to be prepared the fee will be £120 (incl VAT) for an unfurnished property and relates to a 1 or 2 bedroom property. There will be a check out fee of £120 (incl VAT) included for fully managed property.
  • A Deposit Registration fee of £30 (incl VAT) included for fully managed property.
  • Additionally, registering the landlord and tenant details and protecting the security deposit with a Government authorised scheme and providing the tenant(s) with the Tenancy Deposit Certificate.

Fully Managed Tenancy Agreement: 9.6% of rent (incl VAT)

Includes the following:

  • Collection and remit of balance of rent to landlords designated bank account.
  • Arrangement of maintenance / repairs to the property and instructing relevant contractors (providing quotes where necessary)
  • Tenancy inspections carried out twice during a 12 month term. Additional inspections charged at £60 (incl VAT)
  • Advising all relevant utility providers of change of tenancy
  • Pursuance of rent arrears and where necessary proceeding to Small Claims Court
  • Checking out the property when a tenant vacates and dealing with returning the deposit at the end of the tenancy.

New Tenancy Finding Service: £330 (incl VAT)

This service is applicable when a property is already fully managed and a new tenant is required.
